Leaving TRREB to Save Money? Understand Your ORWP Insurance Coverage Before Making a Decision

Leaving TRREB to Save Money? Understand Your ORWP Insurance Coverage Before Making a Decision

Are you an Ontario REALTOR® considering leaving TRREB to reduce annual membership fees? Before making that decision, it’s important to understand the insurance benefits you may lose, the cost of replacing them, and whether your current coverage has gaps.

Many Ontario real estate professionals pay thousands of dollars annually toward real estate board memberships and insurance benefits. For agents completing only a few transactions each year, these expenses can become a financial burden.

While switching to a non-board brokerage may reduce annual costs, your insurance protection deserves just as much attention as your membership fees.

At United Life Financial, we help individuals and real estate professionals review their existing insurance coverage, identify potential gaps and explore additional protection based on their needs.

Important: United Life Financial is not an ORWP provider or administrator. This article is intended for educational purposes and to help REALTORS® understand their existing coverage and identify areas where additional insurance may be beneficial.

1. How Much Are Ontario REALTORS® Paying Annually?

Ontario REALTORS® who belong to TRREB typically pay membership fees associated with TRREB, OREA and CREA, along with the Ontario REALTOR® Wellness Program (ORWP).

The following example uses estimated 2026 costs.

Membership or Benefit Estimated Annual Cost
TRREB membership $715.08
OREA membership $115.92
CREA membership $310.00
ORWP Standard Plan $659.88
Total $1,800.88
Example ORWP Enhanced upgrade ($64/month) $768.00
Combined annual cost $2,568.88

These estimates exclude applicable taxes and may vary depending on current membership rates and selected insurance coverage.

For agents considering leaving TRREB, the potential savings may look attractive. However, cancelling membership can also affect eligibility for ORWP insurance benefits.

2. What Insurance Does ORWP Provide?

The Ontario REALTOR® Wellness Program is designed to provide eligible OREA members with access to insurance and wellness benefits.

Depending on the selected plan and current policy terms, benefits may include:

  • Life insurance
  • Critical illness insurance
  • Accidental death and dismemberment (AD&D)
  • Prescription drug coverage
  • Extended healthcare benefits
  • Dental coverage
  • Travel insurance
  • Additional health and wellness services

These benefits can be valuable, particularly for self-employed real estate professionals who do not have access to traditional employer-sponsored group insurance.

However, having ORWP coverage does not automatically mean all your insurance needs are fully protected.

Every REALTOR® should understand their coverage amounts, limitations, exclusions and potential gaps.

3. Life Insurance: Is Your Existing Coverage Enough?

Life insurance is intended to provide financial protection for your loved ones if you pass away.

ORWP may provide a basic amount of life insurance, depending on your plan.

But consider the following:

  • Do you have an outstanding mortgage?
  • Does your family depend on your income?
  • Do you have children or other financial dependants?
  • Would your existing coverage be enough to replace lost income?
  • Do you have outstanding business or personal debts?

For example, if your family requires $1 million in life insurance protection but your existing coverage is only $100,000, there could be a significant protection gap.

What can you do?

You may be able to supplement your existing ORWP coverage with an individual term life insurance policy.

Individual life insurance can offer larger coverage amounts, longer guaranteed terms and coverage that is not dependent on your REALTOR® association membership.

Rather than replacing an existing benefit unnecessarily, the objective should be to determine whether additional coverage is needed.

4. Critical Illness Insurance: Could You Need More Protection?

Critical illness insurance can provide a lump-sum payment if you are diagnosed with a covered condition and satisfy the policy requirements.

Covered conditions may include certain cancers, heart attacks and strokes, depending on the contract.

Although ORWP may provide critical illness coverage, the benefit amount might not be sufficient for your financial circumstances.

For example, a $25,000 critical illness benefit may help with immediate expenses, but it may not cover an extended period away from work, mortgage payments and other financial obligations.

For self-employed REALTORS®, a serious illness can affect both personal finances and the ability to earn commissions.

Consider whether additional individual critical illness insurance could help protect your savings and financial stability.

5. Disability Insurance: An Important Coverage Gap to Review

One of the most important areas for self-employed real estate professionals is disability income protection.

Unlike salaried employees, many REALTORS® rely primarily on commissions.

If an illness or injury prevents you from working, your income could stop while your expenses continue.

Accidental death and dismemberment insurance is not the same as disability income insurance.

AD&D generally pays benefits for specific accidental losses, whereas disability income insurance may provide monthly income replacement when a qualifying illness or injury prevents you from working.

For example, consider a REALTOR® earning $100,000 annually who becomes unable to work for six months because of a serious medical condition.

Without suitable disability income insurance, the loss of earnings could create substantial financial pressure.

Depending on eligibility and underwriting, individual disability insurance may offer:

  • Monthly income replacement benefits
  • Coverage for qualifying sickness and accidents
  • Different waiting periods
  • Different benefit periods, potentially extending to age 65
  • Optional riders and occupation-specific coverage features

Even if you intend to keep your ORWP coverage, reviewing your disability insurance needs is worthwhile.

The availability of any disability benefits under your existing arrangements should be confirmed against your current insurance certificates.

6. Health and Dental Insurance: ORWP vs. Private Coverage

Some REALTORS® considering leaving TRREB wonder whether purchasing individual health and dental insurance would be more affordable.

Let’s consider an illustrative example for a 40-year-old individual.

Private Insurance Coverage Example Monthly Premium
Health, prescription drugs and dental $152
Life insurance $18
Critical illness insurance $20
Accidental death insurance $10
Total monthly premium $200
Total annual premium $2,400

These are illustrative premiums based on a sample scenario, not guaranteed quotations. Actual premiums and coverage depend on age, health, benefit amounts, underwriting and the selected insurer.

The example does not include disability income insurance.

Comparing the annual costs

Option Estimated Annual Cost
TRREB, OREA, CREA and ORWP Enhanced $2,568.88
Illustrative private insurance package $2,400.00
Difference $168.88

This comparison excludes applicable taxes, non-board brokerage fees and transaction costs.

The benefits are also not necessarily equivalent. Prescription drug limits, dental maximums, life insurance amounts, critical illness definitions and exclusions can vary significantly.

The lowest premium does not necessarily provide the best protection.

7. What Happens to Your Insurance If You Leave TRREB?

If you leave TRREB and no longer qualify for OREA membership, your eligibility for ORWP benefits may end.

Before cancelling your membership, you should:

  1. Confirm when your ORWP benefits would terminate.
  2. Review whether any benefits can be converted or continued.
  3. Check whether you and your eligible dependants have ongoing medical or dental claims.
  4. Obtain approval for replacement coverage before cancelling existing insurance.
  5. Review whether you need additional life, critical illness or disability protection.

Some individual insurance policies require medical underwriting, and acceptance is not guaranteed.

If you have developed health conditions since joining ORWP, replacing certain benefits privately could be more difficult or expensive.

8. You Don’t Have to Leave ORWP to Get Additional Insurance

This is an important point.

You can keep your existing ORWP benefits and still purchase additional insurance privately.

In fact, this may be a suitable approach for REALTORS® who want to maintain their association benefits while strengthening their financial protection.

For example, you might consider:

  • Additional term life insurance to protect your mortgage and family.
  • Additional critical illness insurance for serious medical conditions.
  • Individual disability insurance to protect your commission-based income.
  • Additional health and dental coverage where appropriate and permitted under the policy terms.

The goal is not necessarily to replace ORWP.

The goal is to identify what your existing insurance covers, what it doesn’t cover, and whether additional protection is needed.

Final Thoughts: Protect More Than Your Real Estate Licence

Leaving TRREB may reduce your annual membership expenses, but the decision should not be based on membership costs alone.

Your existing ORWP benefits may provide valuable protection. At the same time, you could have gaps in life insurance, critical illness coverage or disability income protection.

Whether you decide to stay with TRREB or move to a non-board brokerage, it’s worth reviewing your insurance needs.

You don’t have to cancel your existing insurance to improve your protection. Sometimes, adding the right coverage is the better solution.
